The land extends to 1.54 acres (0.75ha), consisting of a disused undercover reservoir and associated pumping station that are now surplus to operational requirements. The site is situated to the north of Warmsworth Halt, to the south west of Warmsworth, a village located 4.5km west of Doncaster. The village and neighbouring Edlinton provide a wide range of local services including Health Centre, Supermarket, pharmacy and library. Warmsworth Primary School is approximately 500m from the site rated Outstanding in its latest OFSTED report.
Warmsworth is located adjacent to Junction 36 of the A1 motorway, and benefits from regular bus links to the surrounding area, including Doncaster every half an hour. Doncaster railway station is located on the East Coast Mainline offering connections both north and south and a frequent service to the wider local area.
The land benefits from Outline Planning consent for up to 23 units following demolition of the reservoir structures, including access, granted by Doncaster BC on 18th January 2019 (TP ref: 17/00537/OUTM). As part of the planning consent, a Sec. 106 Agreement has been entered into providing the following Planning Gain items as part of the site’s redevelopment:
