Site Overview

The land extends to 1.54 acres (0.75ha), consisting of a disused undercover reservoir and associated pumping station that are now surplus to operational requirements. The site is situated to the north of Warmsworth Halt, to the south west of Warmsworth, a village located 4.5km west of Doncaster. Warmsworth is located adjacent to Junction 36 of the A1 motorway, and benefits from regular bus links to the surrounding area, including Doncaster every half an hour. Doncaster railway station is located on the East Coast Mainline offering connections both north and south and a frequent service to the wider local area.

Town Planning

The land benefits from Outline Planning consent for up to 23 units following demolition of the reservoir structures, including access, granted by Doncaster BC on 18th January 2019 (TP ref: 17/00537/OUTM). As part of the planning consent, a Sec. 106 Agreement has been entered into providing the following Planning Gain items as part of the site’s redevelopment:

  • At least 6 units as affordable (4 as affordable rent, 2 as intermediate tenure)
  • Education Commuted Sum – £60,715
  • Open Space Commuted Sum – £55,000
  • Replacement Tree Commuted Sum – £3,828.

ACCESS LAND

The land edged red on the ‘Warmsworth Site Plan’ available in the ‘Documents and Downloads’ Section is owned freehold by the vendors, Keyland Developments Limited. The land edged blue is owned by Doncaster BC. Keyland Developments entered into an Option to Purchase the blue land in August 2018 from Doncaster BC. The Option is assignable to a third party, and it is envisaged that either Keyland will exercise the Option ahead of completing the sale of the wider site and transfer both the red and blue land to the purchaser, or simply assign the Option to the purchaser of the red land on completion.

TITLE

The freehold of the land edged red on the Warmsworth Site plan is held freehold by the vendor under Title no. SYK316158. The land edged blue is held freehold by Doncaster BC under Title no. SYK499718 that is subject to an Option Agreement with the vendor as outlined above.
